LAND & DEVELOPMENT

We research and identify development needs; the prospect of securing planning permission and how to maximise the development value of your land.

Mintondale Developments have the expertise and professional contacts to deal with any size of potential development site, whether it is greenfield, brownfield or strategic scale land release, and whether it is a short term opportunity to be pursued by the submission of a planning application or a longer term development opportunity that needs to be promoted through the development plan process.  We will obtain competitive fee quotes from selective specialist consultants to ensure that the planning team acts in your best interests to maximise land value and provide for you with an appropriate duty of care covenant.

We will act on your behalf in obtaining a satisfactory planning permission on your land by your chosen arrangement. We select the consultants to carry out the required tasks, necessary to achieve the desired results; we manage the costs; we deal with ‘Public Engagement’ which can often be a  significant factor in the planning process. Mintondale Developments will negoitate the Section 106 Planning Obligations to ensure that all provisions are lawfully demanded by the local planning authority

Mintondale Developments take a careful, calculated and innovative approach to development land of all scales, working closely with local authorities and the community to deliver housing, amenities and infrastructure that fulfil the local need, thus enhancing the prospects for obtaining planning permission.

Our approach to Promotion Agreements is with the emphasis on a partnership between the landowner and the promoter. We work very closely with the landowner and their agents ensuring you are fully informed  on how the project is progressing; involving you with decisions.

SALES & MARKETING

Once a satisfactory planning permission is secured, we have the experience and expertise to maximise the sales value of your site.

We carefully research ‘Open Market Values’ of new and nearly new houses in the locality to understand the values likely to be achieved for the dwellings which informs the likely achievable land value. Having the knowledge and expertise of planning permissions and planning agreements means that we understand the intricacies of land values and what is achievable.

Whether it is on sites we have successfully achieved a planning permission on or sites brought forward by others, Mintondale Developments will ensure that sites are specifically targeted towards house builders in the market place. Initially we circulate brief details to a carefully selected list of suitably sized developers inviting ‘Expressions of Interest’. Those developers who express interest are then provided with a password and directed to Mintondale Developments data room where they can download all of the relevant information appertaining to the site, including all the legal and planning documents, and plans.

After a specified period of time, agreed with the owner(s) prior to marketing, the interested parties will be invited to submit their offers for the site which are then discussed with the owner(s) and a decision as to which developer is successful in the purchase is made. MDL’s reward for its involvement is determined from the value of the land as realised with the grant of planning permission. The interest of MDL and the landowner is aligned in maximising land value. This arrangement is particularly well suited for partnership and Trust interests.
